Where timber frame homes get built in Muğla

Climate: coastal municipalities in zone 1, inland in zone 2

Muğla's TS 825 status differs from other provinces, and the distinction matters in practice. The province as a whole is in degree-day zone 2, but the standard itself names a set of coastal municipalities into zone 1: Bodrum, Marmaris, Fethiye, Datça, Milas, Köyceğiz, Dalaman and Gökova. So the insulation calculation depends on where in Muğla your plot is — a house in Bodrum and a house in Yatağan are not in the same zone.

In the coastal municipalities the governing load is cooling, and the design follows: deep eaves, generous shade, light-coloured roofing, cross ventilation. Two factors specific to Muğla sit on top of that — high humidity year round and salt air. Together they make corrosion-resistant cladding, fixings and roof details mandatory. The ventilated cavity behind the facade is timber frame's most critical detail in this climate.

Bodrum's silhouette rules: read this before choosing a model

This is the most important warning on this page. Across much of Bodrum, building is subject to a silhouette discipline set by local development plans, which can restrict the number of storeys, the height, the roof form and the exterior colour. Our models come from the American architectural tradition, and the pitched roof is the defining element of that tradition. On a parcel where Bodrum's flat-roofed white silhouette rule applies, these models may not be buildable as drawn.

We say this upfront because it is expensive to learn late. Do not choose a model before confirming the applicable development plan and any silhouette decisions with the municipality. Across much of Datça, Fethiye, Marmaris and Milas there is no restriction on pitched roofs; on the Bodrum peninsula it can vary parcel by parcel. Earthquakes: Gökova and the Fethiye–Burdur fault zone

The Muğla coast is seismically active. The fault system in the Gulf of Gökova produced the Bodrum–Kos earthquake (M6.6) on 20 July 2017, and the Fethiye–Burdur fault zone runs to the southeast. Under TBDY 2018 the acceleration value for each parcel is calculated from its coordinates.

A diaphragm of nailed connections absorbs energy at hundreds of small points and behaves ductilely. Holiday-home demand calls for a different plan than a primary residence: a house used for part of the year, hosting guests, opening onto outdoor living and easy to maintain. What size makes sense for a holiday house?
