Where timber frame homes get built in Ankara

Demand for detached houses in Ankara concentrates in a particular belt: the villa districts southwest of the city and the garden plots of the surrounding districts. The areas we work in most often:

Ankara's climate: degree-day zone 3

TS 825, the Turkish thermal insulation standard, divides the country into five degree-day zones, and Ankara sits in zone 3. That means noticeably thicker insulation than the coastal provinces require: in Ankara the building-physics problem is heating, not cooling.

Central Anatolia's continental climate actually suits timber frame well. In a climate where winter nights go below freezing, summer afternoons are dry and hot, and the temperature swings fifteen degrees within a single day, what matters is the thermal resistance of the wall. In a timber frame system the cavity between the studs is already the insulation volume — in a 2x6 stud wall the insulation is the wall itself, not a layer added to the outside as it is in masonry. For the same external wall thickness you reach a higher thermal performance than concrete or brick.

Ankara's dry air brings a second advantage: moisture is timber's main enemy, and Central Anatolia is a far gentler environment for wood than the coastal provinces.

Earthquakes: Ankara and TBDY 2018

Since 2019 there has been no such thing as an earthquake "zone grade" in Turkey. The Turkish Building Earthquake Code (TBDY 2018) retired the old five-tier map and replaced it with a continuous hazard map that gives a separate ground-acceleration value for every coordinate. The seismic load on a plot in Ankara is calculated from the coordinates of that parcel, not from the name of the province.

Ankara sits in a lower hazard band than the Marmara and Aegean provinces — but not a zero one, and the code applies here in full. Timber frame's seismic advantage is a simple matter of physics: earthquake force is proportional to mass. A timber frame house weighs a fraction of a concrete building of the same size, so the inertial force the same ground motion imposes on it is lower in the same proportion.

Plots, zoning and ground conditions

On Ankara villa plots the constraints you meet most often are the TAKS/KAKS coverage ratios and the setback distances; they vary by district and need to be settled before a model is chosen. On forest-edge parcels towards Kızılcahamam and Çamlıdere, the classification of the land itself — forest, pasture, arable — matters more than the zoning status. On sloping plots, two-storey models usually require less excavation than a wide single-storey footprint.
